West Kensington runs north-east from Fulham up North End Road into W14. The housing is mostly large stucco houses cut into flats, and mansion blocks. That means much of our work up here is in flats, and most of those flats are up some stairs.
Mansion flats
A mansion flat usually has a long internal corridor with the rooms leading off it. We price that corridor as a hallway, £22, and each room off it by type: £36 a bedroom, £43 the living room. A very large drawing room may be priced as a through lounge at £61, and you would hear that when you ring, never as a surprise at the door. A two-bedroom mansion flat with its corridor and living room comes to £137.
Before we come, mention the floor number and the lift, if there is one. Older blocks sometimes have a small cage lift or none at all, in which case the machine comes up the communal stairs in parts and gets rebuilt on your landing. Carpets in mansion flats with big sash windows dry fast in summer; in winter, a radiator on low for the afternoon does the same job.
Stucco conversions
In the converted houses the flat’s own staircase is often the carpet in the worst state, because every trip in and out goes up it. A full internal flight is £41. A half-flight up to a split level counts as small stairs at £29, and a couple of odd steps are £4 each. The top-floor flats in these houses often have the best light, and carpets up there dry quickly.
The stadium parking zones
North End Road and West Brompton are covered by the parking zones around Stamford Bridge, controlled from 8.30am to 10pm seven days a week, with pay and display stopping at two hours. A whole-flat job can run past that, so we may ask you to book the van a visitor session on RingGo. West Brompton station, on the District line and the Overground, is a handy landmark if you are telling us where you are.
