Sands End is the corner of SW6 east of Wandsworth Bridge Road, running down to the Thames. It has two very different kinds of home. The older streets are small artisan cottages, two up and two down, built for workers at the gasworks and the wharves. Along the water stand the big newer developments at Imperial Wharf and Chelsea Creek, with the Overground station at Imperial Wharf.
The cottages
A two-up two-down is quick to price. Two bedrooms are £72, the front room £43, or £61 if it has been knocked through to the back, and the single flight of stairs £41. A whole cottage with a knocked-through ground floor comes to £174, plus £9 if there is a landing at the top. If your front door opens straight into the front room, there is no hall on the bill.
Stairs in a small cottage are usually narrow, so the machine stays at the bottom and we work up the flight with the hand tool. Plenty of these houses have gained a loft room or a side return, which just adds another room to the list.
Imperial Wharf and Chelsea Creek
In the riverside blocks, a large open-plan living room is usually priced as a through lounge at £61, each bedroom is £36, and a corridor is a hallway at £22. Mention your floor, and whether the building has a lift. Where a van can stop matters too: if the building has a loading bay or a concierge who needs warning, say so when you book and we will arrange the time around it.
Moving out
Like the rest of Fulham, Sands End is full of sharers, and late summer is when a lot of flats change hands. If you are leaving, the carpets are best done once your things are out: empty rooms clean faster and dry faster. Booked with an end of tenancy clean, carpets cost less: bedrooms come down to £29 and living rooms to £36.
Parking on the terraces along Wandsworth Bridge Road is kerbside only, one car deep, so give us a clue about the nearest bay when you ring.
