SW10 starts where Fulham stops. Cross the borough boundary just east of Stamford Bridge and you are in Kensington and Chelsea, with Brompton Cemetery on one side and World’s End further down towards the King’s Road. Chelsea Harbour sits on the river to the south.
Flats, mostly
Much of SW10 is flats, from tall terraced houses divided floor by floor to the council flats in the red-brick World’s End towers. So the questions we ask are about getting in. Which floor, is there a lift, and will it take the machine on its trolley? Where the only way up is a narrow communal stair, we carry the kit up in parts.
A typical flat of two bedrooms, a living room and a hall comes to £137 (£36, £36, £43 and £22). Where a house is still whole and runs up four or five floors, every flight is £41 and every landing £9, so two flights and two landings add £100.
In a converted house the shared hall and stairs are usually looked after by the freeholder or a managing agent. If you and your neighbours want them done anyway, we price them like any other stairs, £41 a flight and £22 for the hall, and it is simplest when one person books.
Match days on the boundary
Stamford Bridge is on Fulham Road at the very edge of SW10. On the Fulham side the bays are controlled from 8.30am to 10pm every day. Over the boundary, Kensington and Chelsea sets its own parking rules, so our Fulham routine doesn’t carry across and we will ask what is outside when you book. On a home match day the roads round the ground fill early, and we move bookings near the ground to another day where we can.
Rugs on hard floors
Where a flat has boards or stone and a rug on top, the rug is colour-tested with a damp white cloth and then cleaned flat on a sheet. Anything over 3 square metres is £51, and smaller rugs are £35. Viscose pieces get a corner test first, and real silk we refer to a specialist washer.
